You need to show your property and they need to accommodate as per the lease.As for the prospective tenant.

Typically I do some of (most of) the work myself but am thinking that it may be better if I GC’ed the job in order to keep things a little simpler (unfortunately, knowing myself Ill end up getting into something and want to make sure we accommodate for that).We haven’t spoken in detail about structuring things so I thought I would float it here and hopefully some of you will have some advice.

Forms are a distraction and merely serve to accommodate people who wish to make transactions fungible and commoditized.You can create a meaningful offer using just 7 or 8 line items.

Apparently the place they were living in was condemned & they were removed by the Sheriff because they refused to pay the rent.I cringed when she wanted us to find accommodation for them.As a favor we offered them a run down LTO we hadn't fixed yet, but they had cash down with some extra from the RE agent & social services.Its been a year & they have had a couple of issues with employment etc but have caught up & continue to direct deposit faithfully.They are very thankful & have since done a lot of nice renovation work to the home at their expense.I think we may have tenants for life!!

I suppose you could also increase the rent to accommodate for that, but then you would be losing some of that good will.

If the property reasonably accommodates the numbers of adults that will be living there then I wouldn't have an issue as long as I know who is living there.

Many will probably pick the 1st anyway, and it'll show you're still accommodating (and not be too much of a rude awakening so to speak).

Contrary to others opinions I do not believe it is your responsibility to accommodate their allergies unless the bees are actually entering the home (which you did not state was the case).

@Joice Castillo, if its best use is as student accommodation, are you sure those (3%) vacancy and (8%) property management allowances are conservative enough?
