We all know the zestimate is far from being the end all be all, but it may warrant a closer look at comps in the area.With all that said, you still may be able to fit this within the 1% rule, so it may not be a bad deal, but I believe you're going to need a heck of a lot more than the $32k you're planning for.

If they're intrusive at all, forget it.If you have too many rental units or too many owned by one entity, the project can become non-warrantable, making it harder to finance.You're competing with apartments.Honestly, I rarely consider condos.

I’ve recently been offered several fully entitled condo complexes that are mostly rentals and there are substantial problems with each.In general, a condo complex where the minority of units are owner occupied will not be warrantable.

I also think that it should be that high as less than $200/unit cash flow starts to be questionable on if the effort/risk warrants it.Assume $45K (20% + closing) initial investment and not counting any appreciation, equity pay down, etc.
