As i@Charlie MacPherson’s example demonstrates......you, the listing agent should have already if they are competent, need to run title to see if there are 2 mtgs, other liens, etc. 

This whole experience really demonstrated to me the importance of getting multiple bids and not disclosing a number to "my budget." 

The length of time is not the only way, but it is a significant way, to help demonstrate the intent to hold for investment purposes. 

Do they have demonstrated experience with 1031 exchanges or have they just heard of them?
