Hi DonI agree with others who point out that POFs have become kind of like a Ponzi scheme.

They'll figure out your color scheme, fixtures, finishes, flooring, etc. and leave you with an attractive, marketable property.

I go several networking events a week that are really a venue for "gurus" to hawk their most recent get rich quick scheme.

For funds, the cons is there's a possibility of Ponzi scheme involved, lets say you are a new investor of ABC APT VII, your money could be used to pay the investor in ABC APT VI, funds, for example.

I've seen these areas in blue on image below have done well for appreciation last 5yrs (other colours show quartile of all neighborhoods for respective annualised growth).
