I am sure I am too late for this comment but it is Naperville and there is no shortage of quality tenants if you are priced right and show well.

There are specific requirements you have to meet to be able to be a hard money lender, but there is no shortage of people looking to borrow money, even at hard money rates.

That said, the housing shortage will continue into the unforeseen future. 

That said, I do think the shortage of quality LTRs in the Poconos makes it a good market to investigate for that, especially over the next few years as additional resorts come online in the area, and the existing ones rebound post-Covid.

You said you have no shortage of great tenants and this doesn't sound like a great tenant situation. 

I wanted to invest in real estate and honestly, do as little as possible once i qualified the investment.I looked at BRRRR for years and never pulled the trigger - I've managed remodels on my primary residence WITH ME LOCAL to the job being done in Southern California where there's no shortage of great contractors and felt the ease of the strategy was grossly overstated. 

Unfortunately, with labor shortages, supply chain issues, material inflation, now is not the time to build!
