An insurance company will probably put a rebuild cost of $35 per square foot...so if your facility is in the 15000-20000 square foot range, I think your quote is not out of whack. 

Alexey, you make great points and yes I was leaving all of this open to discussion so I did not put my own time frame estimate on a potential crash, I like to stir the pot.Germany was beaten, and needed to rebuild.

I’m rehabbing a home now with foundation issues and rebuilding 3/4 of that with block wall is $12,500.

We will want to basically totally demo then rebuild.

This can incentivize a tenant who had a bad situation to help them selves by paying you rent to rebuild credit.

(Buyer Beware).If we completely tear down the place and rebuild at $150sqft to get it near the $320,000 comps (1,400sqft) it would cost almost $210,000 ($150sqft x 1,400) just to rebuild the place.My Numbers: $320,000 ARV (Max)$160,000 Buy$30,000 Scrape$210,000 Build$30,000 Profit= -$110,000 or in otherwords.....No DealThe realtor says "I am seeing an end products of $500K or more to be worth a scrape - otherwise additions or simple rehab the numbers will not work…"  The realtor is also saying that I should pay their asking price of $160,000When I look at comps I only see the neighborhood selling at a range of $207,000 - $370,000.....nothing close to the $500,000 mark.  

But if the house were to burn down, he'd find out that he can't rebuild, unless all 8 owners would get together and finish subdividing, which is not likely going to happen. 

It may be easier to remove and repair the siding.If that is an entrance you could rebuild a much smaller cover just over the door.

I’ve read it can be around $10,000 to rebuild it.
