Now some landlords do just that, accepting "side payments" - however, I have to question the judgement of anyone who would violate a contract related to federal funds and thereby put themselves in a position of the tenant then having that to hold over them should there ever be a dispute.

One thing I have learned is that because the final judgement foreclosure papers say the name of one bank, it doesnt mean thats the bank that owns the property.

Its got a great upside though, so even some possible risk is worth taking here.The soon to be former owner was involved in a fraud case with his former employer and got a $500k judgement on him, judgement date of 2/18/2011.

@Rick Stein@Brent CoombsIf there is enough equity left after paying off any outstanding loans Leins or judgements and the buyer agrees to sell for below market price then I don't think the bank needs to be involved since they'll get their money back after we close.Unless, the homeowner owes more than what house is worth then yeah it'll result in short sale.

If you keep the deed in the seller's name, you'll have to worry about them getting a judgement and attaching to the house.

If the tenant does not respond to the first posting of legal notices, does not respond to the summons and complaint, does not respond to the court orders, and refuses to leave the premises even after all of the court proceedings and judgement in your favor, then you will need a sheriff to assist you at the property for their forceful removal.

A landlord in NYC just lost a case where the Judge sided with the tenant and awarded a $300,000 (Three Hundred THOUSAND Dollars) judgement tin favor of tenant against the owner for not acting quickly enough to exterminate bedbugs.BTW, I'd suggest you contract with a licensed pest control person to not only treat your properties/apartments on a regular basis, but also conduct a periodic inspection for ANY type of infestation, especially those pesky bedbugs.
