It's hard to give any meaningful numbers, but most standard litigation will probably cost between $5k even if you get default judgments. $10k or more depending on the type of action and number of other fees you have to pay.

Even SF, Seattle and Portland were never just about young, single hipsters.If Detroit is able to raze about half its buildings, creating substantial green space while arresting blight and increasing prices through restricted supply, while also addressing its schools in a meaningful way and becoming significantly less crime-ridden, it may well come back with a vengeance.If instead it makes some small progress on each of those fronts, it may come back in some small way.Either way, its days as a city of more than a million are almost certainly done.I take your point about local knowledge.

@James Mc Ree  Having lived in Scituate, MA for decades (the oceanfront place that always makes the national news when nor'easters come ashore), I can tell you that anything you can do to enclose the pylons will make a meaningful difference in curb appeal.I'm not aware of breakaway walls increasing insurance costs, so you might want to double check that.

About half of that is focused on finding new deals, about a quarter is focused on rehabs that are underway, and about a quarter is focused on selling completed projects.And just to clarify for those new to this business who might think it's easy to just work 10-15 hours/week and flip 10-15 houses per year...The first year I did this business, I worked about 100 hours/week, and spent most of that time putting in places systems and processes that would allow me to mostly extract myself from the day-to-day aspects of the business.
