Set realistic goals and try to be disciplined and hit them, this way you will have a much better chance at knowing whether buying a 45k car makes sense or not.In 5-10 years I see myself as an owner of a (hopefully) successful business, my income goal at that time realistically is in the 300-500k range, at age 35 or so I'll probably be looking to start my family, and in terms of real estate I'll be looking to buy the building I practice in as well as any subsequent buildings during expansion of the business.

Interesting you mentioned the next Austin, I feel that the NC Triangle Research Park area (Raleigh, Durham) is a few years behind Austin in terms of tech company expansion, and RE prices is a bit cheaper than Austin.

Take a year and 1- listen to a BP Show per day, 2-cut your living expenses as much as you can believe it or not you can find $1,500/month by reducing rent & car & cutting luxury expanses and in a year you will have $18,000 - this will suck but it’s an investment!!

Howeverall plumbing is laid and the slap is poured over it thus it can be very expensive to repairThere are areas where the soil is said to be "massively expansive" and it expands or contracts with water.
