Any speculative trading is just gambling and I wouldn't do this with my money, let alone my clients' money.

There is NO worthwhile cash flow here compared to almost any other place in the country, so everyone is gambling strictly on appreciation?

Does it make it enforceable: NO.Unless you use some authentication in the chain of signature where it can be traced to a certificate that has been verified as owned by the person in question, these websites are useless. 

Home Warranties are a gamble.

This is gambling not investing.

The realtor is gambling with their license.

The 1099 route may have been an option but here in NY State it's an expensive gamble.

I assume the deed is witnessed and notarized so I would ask the title company if affidavits were obtained from one or more of them averring to the deeds authenticity would that suffice.
