Yeah, it really helps to team up with someone who knows where the fish linger if you're going fishing and where the deals are if you'e buying properties.I favor finding properties "Off Market" doing “Subject To” and selling on “Lease Option” for great cash flow.

They shouldn't be hard to find since we are in a buyers market now and finding motivated sellers is as easy as shooting fish in a barrel.But finding both buyers and sellers takes work and that's the key to REI.

I would rather have cashflow on each place than fish for equity, although I am positive these two will have it almost immediately.As far as expenses, outside of the few thousand I want to put into the places prior to renting them, the monthly expenses would be about the same for both places.Mortgage is $675 (including property taxes and insurance)Water, Sewer, and Garbage $115 (figured on the high side) I'm assuming most owners pay this on behalf of the tenants.Gas & Electric to be paid by tentant (average is $150/mo)Total Monthly expenses = $790I'm not sure how much to put into a monthly kitty for maintenance.

Here is the original text of the e-mail from the worker completely unedited besides names "--XXXX XXXX with XXXX Electric here is a rough est to replace panel with 20 pos panel $800 but could be more if we have to replace pipe coming in, to install cans to cut in cans and fish in cans your looked at $275 per can + cost of can and trim 14 × 275 =3780 + price of cans, if ceiling is completely open we can take $60 off per can we charge 200 per opening and 225 per circuit, dimmers ate $45 each time and mat to move circuit for laundry and anything else that need done just let us know when your ready"The original breakdown of all the work by the worker had these 2 line items: 12-Instalm 10 opening at $200 per opening=$200013-Install 4 circuits in kitchen at $225 per circuit=$900"The actual invoice changed 12 to read "Supply and Install duplex G.F.C.I. outlet in bath or kit.

What @Shaun Weeks said is correct.To give it more context:The entire mortgage industry is at capacity right now, has been since March, with the functionally unlimited numbers of fish in a barrel refinances.
