so you got both sides of the coin  see which one fits your risk profiles.. then move forward. as you say lots of ways to invest.. actually many of my clients prefer to be the bank.. and take all of the tenant and reahab risk out of the equation.. its quite hot right now .. and pretty appropriate for the smaller investor weighing what do to..

There is a reason 2% is not taught in any accredited university or found in any textbook. 2% was coined for mobile home investing which makes total sense in that arena.

I wanted to add that on the flip side of the coin there are commercial buyers wanting properties and loan terms that simply do not exist.A real mortgage broker or lender will cut to the chase because time is money and tell you what you want is a pipe dream.
