Now that the neighborhood commands a higher rent and attracts good tenants, having SS dishwasher, fridge, stove, micro helps set my house apart and I feel is worth the additional cost.  

Some areas require washer/dryer, other don't even require a stove.

The water heaters, stoves, furnaces, windows, etc. have similar costs in both locales. 

You'll only be responsible for what's inside the actual unit itself, so maybe replacing a refrigerator or stove once in a blue moon or what have you.
