The key is to do the work air sealing and insulating the property beforehand.

Most mold is very easily treated with a simple wash or seal.

The companies never retrieve them when the tenants leave and they rely on caulking (if they seal at all) and don't flash around the base.  

We decided to go ahead and address all areas on the report which meant removing lead where necessary and sealing off in other areas to avoid issues in the future.

The thermal seals are completely compromised.

Take your pick.We have been rodent-free for a few months now though and keep finding bits of insulation: sealed all entry points, cleaned out all the nests/poop/urine, etc. replaced the vapor barrier and have had traps out but haven't caught any or seen any sign of them having returned.

I have a property that's exactly like that, and when we couldn't get the neighbors to agree on maintenance on the "shared driveway" I sealed my side off with a fence and added about 6 feet of width on my side of the property.

Maybe the wax seal is cracked?
