Contract remains in force.But for argument's sake then let's say the buyer strikes out the purchase price and reduces and initials that change, or sends a signed addendum that says based on the inspection the purchase price shall be reduced to $x.

Move metal or plastic parts non functioning due to wear (landlord pays cost) or damage from striking wall or being bent moving furniture in and out (tenant pays cost). - Broken window or screen (caused by the tenant) - I charge the tenant for these.

The owner should hire an attorney to file a declaratory judgment action seeking to strike the easement and “lien” (whatever that means, it makes no sense) on the grounds that it is unconscionable and creates an unreasonable restraint on alienation.

I would try and look at the whole picture in your applications and not just two data points.I am guessing some with the 650 score and income 3 times rent (depending on how you figure it) could be within striking distance of buying some lower end condos or even starter homes in the area.
