I'm working with a family member who is a real estate agent and he was saying that one of the disadvantages that I will have is that I have to get financing for my purchase and other investors in the area may be able to pay all cash or not have to go through the hurdles of the FHA loan that I will have to go through.

I understand the advantages of an LLC, but there are disadvantages to them as well especially when starting out.It's very difficult to get financing with no assets or credit history in the newly formed LLC.

At a minimum you want to offer the traditional gap between listing and buying so they are not disadvantaged if they bring you a deal compared to keeping it in-house.Pay for performance.
