(btw, he also called out a couple other damages, but fortunately, I had move-in photos with dates to prove that those damages were there before we moved in) write a letter noting you dispute the charge and state you did not do the ring, and if the ring occurred then prove to you its not a defect in the countertop.

Sure, you could put some things on the back burners (say, adding central air vs window units or updating wood windows to vinyl or replacing butcher block countertops with granite or at least formica or holding off on refinishing semi-OK hardwoods, etc.).

It's one thing to price out replacing cabinets or countertops, renovating a bathroom, but it feels like a whole different beast when trying to estimate and price out finishing a basement.

You could probably get it done for $80k/unit for a low grade rental (carpet, Formica countertops, etc) to probably $130k/unit for a nice rental (vinyl plank flooring, granite/quartz countertops, etc)

You can update fixtures, kitchen counter top and such, but don't blow out walls, especially being new, that can get you over your head real quick, you have no idea what might be inside those walls, you get into EPA stuff and you'll cry and go broke on it.
