Although I did not take @Julie Kern's full advice on reducing the rehab, I did reduce our scope of work a lot so that hopefully we do not overdo it.Scope:New flooring - laminate downstairs, carpet upstairsNew kitchens & bathrooms - complete gutsNew RoofElectrical work to remove wallNew Privacy FenceSmall things I plan on doing myself:LandscapingPaintWhite wash fireplaceOne thing that is giving me anxiety is the house has those stupid textured ceilings :)  that are harder to get off than normal popcorn ceilings.

If you don't mind roommates go with what Chris is suggesting, but my wife and I like our privacy.

Hey Guys, I was wondering is it possible for us to get a foreclosure list like our friends in the south do or does it violate a privacy law?

This means (1) you get the favorable financing available in your personal name, (2) you can actually establish the Land Trust anonymously and remove your name from public record on the property [a great tool for those seeking more privacy,] and (3) still grants you the liability protection of the LLC. 

While an ever larger percentage of people want an urban, walkable lifestyle, most Americans are not willing to give up the size, style, comfort and privacy of the suburban SFR or townhouse.  

I'd love to get a roommate into my 3 bedroom now but my girlfriend (understandably) is less thrilled with the aspect of losing our privacy.

I would do my best to respect the current Tenant's space and privacy though simultaneously needing to accommodate new potential tenants wanting to see the room, sometimes on the same day notice.

Talking with our guests, privacy is a major selling feature and one of the main things people look for in an Air BNB. 

The best part of the house is the fenced-in back yard with large pine trees on each side which provide almost complete privacy.
