The primary number I am focused on is my annualized return, rather that cash ROI, I am ok with some of my cash sitting in the home if it can potentially do more for me over that period than sitting in an index fund.

From my personal experience I have found that putting money in 401k's and or other index funds is a great way to save money for future investments in real estate.

A very, very conservative asset allocation between Vanguard Total Bond Market Index Fund (VBTLX) and Vanguard Total Stock Market Index Fund (VTSAX).  

For example, one lender that I have a HELOC with states: "Home equity interest rates are tied to the prime rate, a standard index used as a basis for determining the rate charged on borrowed money.

CPI (consumer Price Index) came out a few days ago with 7.0%  for 2021 and when I look at the producer price index at 9.7% - biggest gain on record - it seems like there will be more to come.

In hindsight, I could've done well with a percentage of monthly or annual earnings used for indexed funds and precious metals.

We have stocks and index funds but they really are not where it is at for us.
