As far as seller financing, my experience is since most homes in the Bay Area can get a seller who moderate to well qualified, paying with a standard financing or even cash, why would a seller want to finance?

I first switched to a moderate policy which allowed the guest to cancel 5 days prior to a booking.

I was leaning to Cypress because it's moderate, but he was arguing for the Heights because of sustained demand inside the loop and high rent prices/quality tenants.For those of you who are experiences in buy and hold in the area, where would you like to be in if you had your choice? 

Or hopefully more moderates ;-)

Maybe the more moderate areas will warm up and become the new "warm" areas?
