The value of an attorney is how they would defend you if a suit arises.  

During the 13 years of owning these properties, I have never had to defend a lawsuit, so I don't know if my LLC's are worth what I have paid to have them. 

I have nothing to gain here, no image to build, no reputation that needs to be defended, I've made my money and I'm not in this arena to develop business.

For such a small amount, your title company may also allow you to close escrow with the amount in dispute plus a buffer withheld until the lien is removed and you agreeing to defend and indemnify the title company for its losses if the claimant actually attempts to perfect the lien.

I think those who defend it already know how to wholesale and can appreciate the few gleams of actual insight the 'course' can provide.

The experience had turned negative before he even moved in, and would probably just get worst.It probably was not a "legal" reason to deny him, but I would have been more than willing to stand before a judge to defend myself.  

@Russell ShermanWell, everybody has a crystal ball...Just double check that with 8mo of rental you can reasonable qualify/defend as an investment property. 

Now just because there is no legislative law stating that does not matter, and when you are defending yourself from a government agency, you are in many cases guilty til you prove yourself innocent, and can then appeal to the courts.
