Understood - so if I hold for a year as a rental would open the option for 1031 (and also to sell as capital gain versus ordinary income).If you use this property as a rental, then yes, it changes its character to a rental property, and it opens the door to capital gains treatment and to 1031 exchanges.

@Paul Dalton,  Simply looking at the length of time you held a property does not definitely tell you whether or not your property qualifies for 1031 treatment.
