Other alternatives are working for FBO for private jets or working at a luxury car dealer....maybe you do that part time 1-2 days a week or 2-3 hours in the morning during the busy times.

In fact, I am closing on my second property this year and I'm trying to get a mixed use status (allowing commercial operations) - my plan is to essentially convert a SFH into a duplex with an addition in the rear as a car-lot (strictly to obtain a dealer's license) and buy at car dealer's auctions for capital flows into my enterprise.

Once the funding portal is registered it can display Title 3 offerings, but they are only the intermediary just like a registered Broker/Dealer (who can also display Title 3 offerings on its "website").

Flipping is "RE dealer" activity, and all profits are subject to Self Employment tax (12.4% soc security tax up to $110,000 of earnings, and 2.9% medicare tax wtih no earnings cap).
