i was just reading over it and looks like you cant rent it shorter than 7 days and looks as thought it needs to be zoned b1 and up but anyway in my opinion str wont make any money in the area the occupancy rates just aren't there to cover the costs. i mean if someone what's to do it by all means have at it but im out.fox lake is limited to i believe 60 rentals at any given time but again if you look at the Calanders of the existing listings they're just not booked very much

not to be a debbie downer but I would not use my primary residence for a heloc and then invest out of state.. especially a C or D class property.. too much risk in my mind  also keep in mind Heloc's can be called or frozen thereby putting you in default and you wont know it until after the fact they are not fully amortized loans.

I warn people about these every chance I get. now that I found this site and other ways to get software that is the same on the back-end for a lot less I am going to redirect people instead of just warn them.it just seems like they all are just a cult type recruitment. like fortune builders, their line was literally if you give us all your money, you wont need any of your own anyway you use other people's money. guess what, no one will do a deal with you if you don't have any money of your own. no one wants to swim with the kid that obviously can't. and no one wants to entrust money to someone that looks like a financial idiot. due diligence in everything you do.

In my opinion in regards to the OKC metro overall, you probably want to be under 200k to find good cash flow deals, the higher end homes wont' cash flow as well.
