I have personally invested in these types of properties in Alamance county.If you're open to STRs there's properties up and down the coast as well as lots of mountain vacation properties out West in places like Asheville, Boone, Hendersonville, Cherokee.

I would suggest you hire an inspector as well as have a general contractor go out to the property.

I tend to be a bit more flexible on credit score (minimum is 600), but it's dependent on the property/area.

I personally would go that route as it would probably be less expensive.
