There are some improvements that i'd like to do to increase resale, and just general upkeep (ie- new tile floor in kitchen, replace fence that is end of life.

It is challenging but we committed to going there every 4-6 weeks and having a great team on the ground ( will cost you some extra money) but they are the difference in having issueswe have one of the best cleaners in the area and our guy that cleans the grills does all my light maintenance and guest interaction if I need it(pets, too many guests etc.)3-4 hours would be a dream and you can definitely do it but you have to commit to going there every 4-5/6 weeks In my opinion because there will be things you need to address or upkeep- this is obviously only if you decide to self manage.

We certainly made that mistake, with both listing-level and group-level customizations.Or there might be some other sensitivity settings you could use, e.g. the weight of local hotels in the algorithm (the default is super low, but in some markets, that's what you want to align to).We've been using PL 4 years now, and it's still a learning curve (and I say that as someone that's spoken in a webinar on behalf of Pricelabs on revenue management strategy).

You may not be able to house hack a stock, but you do have opportunity costs overall that have to be weighted with the end results of both investments at the end of 10, 20, 30 years or whatever your goals are.

It's good you are doing drive-bys, but spreadsheet analysis for house hacking won't get you very far until you see what you have to manage, if the utilities are separated, and you see the tenant next door's upkeep irl.

Additionally with the structure being as tall as what you are constructing, the walls have to be built stronger than a standard two story construction would be, and that weight has to be transferred to a very solid foundation that costs more money to build.
