I watch a lot of David Greene's YT videos and have messaged him directly and he gave me solid advice - if I'm going to buy outside of California, to go for appreciation states and look at the asset. 

As you read these books, watch the BiggerPockets podcasts.

Of course, you won't listen to this common sense because you know more than everyone else here on BP and will have to learn the hard way.So, recommend you find and attend some local investor meetings or commit to watching all the videos and reading all the material here on BP that you can.Good luck:)

Watch how others build off what someone said in the forums.

Yet deep secret s inside places ud never hear about yet they live tight next to you ....this is only because you know and can point 👉   ...it true , it's double punishment and does put lives at risk ..people they live with when vigilant groups do this type of stuff,...yet the guy who killed 3 people cause he likes to drive an drink is watching it all go down next to u waving at u,...just saying ,..u still being punished for what u done ?

Also I have been watching some of his posts and most of what I see is bull crap or misleading at best.

One last word of advice - watch your concentration risk.

You would also need to be at the project site every day watching the work and managing the contractors.
