Because it is an investment condo as well as non-warrantable due to the less than 51% owner occupied the most they will loan is 60% at what I consider to be usurious rates.

And I certainly agree with Eric that an attorney is imperative.What's really I guess at the foundation of my questions is this:If a person who is in a bind - and I see this often - where they aren't behind enough to warrant a short sale, but they don't want to show up to closing table with let's say $10,000.

So, here we go...If you are buying a foreclosure, some may be in better condition and are able to bank finance while others are in serious disrepair warranting alternative financing (hard money lenders, private lenders or cash).
