IKEA inititally said they were installing a new warehouse in 2017, and now it's been delayed again until 2020.

I used a 504 SBA loan since car washes are considered a somewhat unique property; at least compared to a small office building or small warehouse.

I'm a local business owner here and always have been interested in commercial real estate (shopping/strip center or individual shops) I'm in the automotive industry so my ultimate goal would be to buy and rent warehouses/auto shops. 

If I were a resident I would like the somewhat isolated location of the town but it seems far from many major employers, that is unless your tenant works at one of the many warehouses nearby. 

I suggest you check the temperature in the house near the a/c. 

For example, I recently bought a warehouse using a method I call Seller Refi. for Takeover.
