All depends on what your goals are and what market fits your game-plan/criteria. 

I’m new to the real estate game.

No (institutional) lender will finance 100% of your purchase price as a purchase, all lenders want "skin in the game".

"Getting in" is easy; making money, managing the business, with the increased financial risk of commercial properties is a whole different game. 

STRs are also not my game and I prefer to stick with what I know. 

Since you already know the metrics in the fix & flip game, this might be an avenue for you to consider.

For C/C- neighborhoods you usually need to scale to 10+ doors; it's a numbers game.
