I am an out of state investor and in the past I have purchased my properties based on video walkthrough that my (trusted) realtor does.

I have made 30 videos on how to do things and put them on a YouTube page for our tenants, sent it out on an announcement, etc.   

If you choose to work with them however, I recommend flying out, or call a Real Estate Agent/Contractor/friendto video call you, and see the property before you sign the dotted line.

ANd no you cant touch it, but you also cant touch your downloaded music and videos, nor the software running on your PC, yet they bring you value and you don't think twice about spending dollars for it.

We give them the exact address, a video of what it looked like when it was bought, who did the rehab, what the rehab cost, what it rented for, a video of what it looked like AFTER the rehab, who did the loan (who the lender was), etc. 

Basically any advertising, word-of-mouth, video postings; things of that nature.

Just about as popular as BlockBuster Video's Late Fee.There's a completely different movement in MF charging called "low power L2". 

Check their communication style - do they respond promptly, comfortable with video calls, and send regular updates?

However, as I stated before, most investors including most of the folks in that room in the video are looking for returns much higher than what they are typically going to find being allowed via an institutional sale.
