Michael, that is not entirely correct.Some sponsors will set up a syndication investment/crowdfunded deal in a TIC or DST structure which can allow this.True, but it's done very rarely and for small groups, typically accredited investors.

The alternative is to set up a self-directed IRA, or better, a truly self-directed Solo 401k plan, invest in alternative assets, and then do the conversion.

I prefer small Strip malls or self storage.I need advice on how to find the deals, how to get lending on them and then how to set up the structure.I have flexibility to fly out next month is there are peers who can meet and help me out in their local markets.thanks,Paul

You could still move out in a year if you don’t like the setup. 

Is it a typical inn/bed and breakfast setup with all the rooms inside of a main house? 

We also set up milestones for larger projects so they know they will get paid certain amounts when certain tasks are done, but always withholding a large chunk for the very end.

Pretty sure it works in reverse also - set up a Michigan LLC for the property above and you'll have to register it in your state of residency.
