I’ve been focusing on building triplexes in Columbus, Ohio, and it’s been a game-changer.

Name of the game for me is speed to move the contract.Currently I have a mass email marketing platform that works well but no one checks their email as much as their texts. 

The GC and the sub ended up sharing in the cost mostly (I think) because it was better than the finger pointing game that had already started, and realistically the attorney's were the only ones about to win...

Very informative post that is invaluable to some of us that are newer to the game.

Like you said RE is a people business and if you are uncomfortable with people you probably aren't going far. bottom line people our age actually worked at 8 9 10 years old did not sit home playing computer games LOL.. although kids doing that today and have a knack for it and go into tech later do quite well of course :)   I mean for me it was 57 to 60 years ago I am just thankful today I am alive and well and can read and type and still work :)  AND remember those days fondly.

Since most people who are not actively seeking a sale are not motivated to sell at anything other than a top of the line price, this is going to be a numbers game of x thousands of contacts for every potentially doable deal.  

I have invested in real estate casually in the last several years, and am looking to step up my game by learning from those willing to help, and succeeding with real estate. 

But one thing was you don't go from hey we got a problem straight to suing you try to work these out no one wins in the law suit game or rarely. 

For example I know many who are now just lending because they are getting 10-12% short term which is far better than any cap rate on real estate. you do not have the equity upside as you do real estate but its a way to play the short game to see what happens over the next 12-24 months and decide when you want to buy.
