I phrased the question poorly - do you see a difference between buying one unit of a 2 flat vs. buying a condo in a larger building with lots of units?

Today, being close to the trendy nightlife and popular restaurants located in the heart of Downtown Tucson is a huge draw.

The phrase "then current underwriting requirements" refers to qualification, not loan terms. 

When you try to market the property to your buyers, just be careful how you phrase things.

I am still trying to get a feel for the area, but I will be visiting sometime in the spring to check out some neighborhoods before I move down.Are you finding deals in the Midwest city area easier to come by than deals in the trendy Northwest OKC area or surrounding suburbs?

When starting out and doing most of the work yourself (or paying help in pizza and beer), remember perhaps the one most important phrase in this wonderful rental business:  "THE ONLY THING WORSE THAN A VACANT UNIT, IS A UNIT WITH A BAD TENANT IN IT."

The phrasing of the question makes me assume you have not yet researched this enough to buy a property yet.

However, I watch certain leading indicators like jobs reports, unemployment, median price of home in Las Vegas from GLVAR, Sales monthly, Sales year over year, and Case-Schiller index.So far all indicators indicate Las Vegas is still on upward trend. I
