BIGGEST CHALLENGE was FPL do to that I was building where the Transmission lines ran across in front of the lot and thanks to them I can be confident that my first custom home gave me every single challenge that I can get thrown at me but with my networking, my subs, and my GC I would have ant problem at me resolved in a couple of hours.

Getting it about $20k below the current appraisal in a hot area so I'll go and do some work while there and get out of the PMI early, then sell and roll that into a different set of investments, all the while using my extra income (by not paying for my house) to continue with little SFR one-offs when they pop up and make sense.Real estate is very fluid, friend; stay open to options.

As you know average power loss from transmission lines traveling from power plants to consumers is 8-15% as it is, and that increases a lot the farther the electricity needs to be transmitted hence why power plants need to be close to civilization.
