When I think about Wholesaling it seems like a good opportunity on the front end (more possible supply with people moving out of state) but it hurts the back end if there isn't new demand coming into the state to purchase these homes (which makes it tougher for potential all cash buyers)

It looks like I will need to do some landscaping, gravel driveway, crush and run and some shrubbery.My realtor said that she thought banks would have tougher lending standards for manufactured homes and FHA may not be available?

i guess this will be tougher to regulate, but from what i have seen this specific building has decent tenants who did not seem to abuse the service.

IE I or we should buy 300,000 houses.. this sent the hedge funds into buying frenzy. and the markets I was in we got our butts kicked by the hedge funds at the courthouse steps.plus capital was tougher to raise in 2011 when I was doing this.. we acquired from 2011 to 2013 and then sold the bulk in fall of 2013  and then just selling off the remaining personal rentals I have.. down to two of them..

This was my third auction and i felt really good about a few properties so i pulled the trigger and got one I was asking questions, some i knew or had an idea of the answer, to get some opinions from people on here who have been doing this stuff longer than i have as I have no mentor. other than those that do this for a living I think you have a good handle on this.. not that complicated and your UBER lucky to be bidding in that environment were the heavy lifting is done for you up front.. many jurisdictions are MUCH MUCH tougher and riskier..
