I have started to added fines because "eviciton" should be the last measure not the only measure if you violate the lease.

Outline in the beginning your procedure when it comes to adding and removing tenants.

The clause about needing lender written consent on any lease modifications could be taken to mean the lender having to grant permission to adding an addendum to permit one more cat, or to swap out a refrigerator, and the subordination clause could be taken to the extent where the bank terminates leases upon posession.I also asked about including the CAR clause on estoppel p to my lease, and she said I could, but just know it wouldn't be enforceable in Florida.

Closing on SFH #2 (I have a thing for little 2/1 postwar starter homes) in December, and dreaming ahead to adding to my retirement empire. 

I just don't want to pay too much, but at least i know what i could get for rent and what my cash flow would end up being based on what I want to pay.Here's to analyzing the business plan to ad nauseum :)

Good tenants do  not seem to respond to ads for cheaper apartments/ housing.

Anyhow I just wanted to ad that he hit the nail right on the head with this. 

One can either hold a portfolio and simply give it time and wait or continue to ad properties over time to accelerate the process.
