What factors lead to this decision?

I would factor in time to travel to any market, but AZ is relatively quick compared to the east coast. 

Currently content is a big factor is rankings. 

Spending most of the “live”webinar telling stories to try connect to people’s emotions and sale them an overpriced product that works for a tiny percentage of people.

Is it driven by higher rents in that market or what's the underlying factor from what you have seen?
