Nick L. My failure at the Milwaukee County Sheriff's Sale
31 July 2024 | 27 replies
(full disclosure-I knew the guy, or know him, he's not dead just gone from the auctions and haven't talked to him in a few years, but he was always nice to me and I don't have a clue as to the validity of the federal charges against him, but he always treated me decently and I've got nothing bad to say about him and I know other landlords who've been demonized and slurred as slumlords when I think they simply bit off more than they can chew, while other real slumlords seem to operate for years, as long as they don't get too big) He used to kind of dominate those auctions and maybe that was a good thing, as I'm sure there's a whole cast of characters who've filed that void.Thing is, ANY property under $100k, maybe even under $150k or $200k will certainly have multiple bidders, there are a LOT of people like me when I'm looking, who have the subscription to the sheriff's sales info reports from the Daily Reporter ($600/year and you get the results emailed to you in an Excel spreadsheet on Tues, next weeks auctions emailed on Thurs) and another good indicator is I'm on an email list for one of the firms (actually out of Chicago) which handles a tiny, tiny fraction of the cases and I've looked at the "cc list" or whatever you'd call it if ALL the addresses that email is sent to and there are HUNDREDS of them on there and this is for I think Johnson Blumberg, who many weeks don't even have any cases in MKE or Waukesha Cty.

Scott Walters Constant Work Orders After New Tenants Move In
29 July 2024 | 10 replies
A door lock doesn't function, four cracked windows, a broken door handle...those sound like issues the PM should have found during the inspection. When you get a lot of repair requests from a new tenant and they seem to be legit, I would recommend they spend a week or two getting settled, write down all the issues they come across, then send your contractor to handle everything at once.

They are very much cracking down in Tampa, Saint Pete and Ormond right now. There are too many Airbnb friendly areas here to risk it Quote from @Ian Potts: Quote from @Josh Green: I personally am buying and helping clients buy in the Tampa Bay Area for a few reasons:Here, you have a historically strong and consistent tourism presence, limited land/STR allowable areas, highly liquid property compared to selling a cabin in the woods, all 9 classes of visitors in the STR sector, and appreciation.

It's all great advice above, but I wanted to add a recommendation that I don't see as often: don't go cheap on your washer and dryer.Nobody wants to work 12+ hours and then go home and fight a tiny washer and a slow dryer.

This is inline with other organizations that typically say 3% - 5%.imho you discriminate if you try to repunish anyone after they faithfully served time and are off probation. or block they only or singularly because felony. avg 25% are innocent ie 25% of all incarcerations are forced, from intimidation, lying, confession done illegally, unethically or immorally obtained at gun point fearfully wrong. if you have no 1st hand experience please do real interviews, research etc. 25% is just not all from one source  as i said its only starting point. lots felons are for weed. innocence project doesnt handle all cases but based on tiny amount they do cover for free per limited # state and dont cover all states nor have unlimited tax money like local da ag have. they are one example and only handle certain cases. you must dig deeper than one organization or one year. any cop, ag or da makes many mistakes than 1 4. https://m.huffpost.com/us/entry/us_56ac0374e4b00b0...you are ignorant blind or safety bubble hasnt popped yet. some day soon youll be in cuffs and wonder why. its inevitable in police state. and despite your lack of compassion, grace or mercy ill still give you honest chance rent. more than most  courts give people today.
