It isn’t all 🌽 and beans here, but there’s a thriving millennial market, aided by the population/demand of Drake University, Iowa State University, DMACC, Grand View, and Central College students, insurance market (one of the largest in nation, as seen in population of actuaries here, and Drake churns our pharmacists like no other due to their 6 year program), and the building of Facebook, Apple and Microsoft server centers around here due to nice tax breaks.

"Good Debt" works when tenants pay the rent, but good debt becomes bad debt when that rental income stream dries up for any reason.Some people thrive on going through the rags-to-riches-to-rags-to-riches cycle multiple times ["nothing ventured, nothing gained"], but for me, I believe the slow-and-steady-wins-the-race approach of the tortoise over that of the hare.

I thrived during the down market. 

Not sure what kind of soil, air, environment goat heads thrive in out in Idaho. 

I'm just looking for thriving markets, not legal info.

I imagine the heating costs and maintenance costs on an old church are probably high.I imagine that an space near a school would thrive as a daycare for kids not in school, or for after or before school care.

He has a thriving business and another park.

@Ben Sosa i know what you mean by Williamsburg. i pulled out of a deal 13 years ago before it was even called williamsburg. now that property and area is thriving. 

i have a few clients that have used thrive insurance here in okc and been happy with them to date.
