Here’s our OPINION for the Metro Detroit market (use as a template for your target area!)

I've done quite a few 1031's and each time I had my three targets already picked which means they were less than two weeks from being signed when I closed on my downleg. 

It is really targeted at gross overuse.

After all, platforms like BiggerPockets were started by investors targeting Midwest and Southern markets, where properties are much cheaper, and cash flow is often the primary focus.

My main complaint is, they appear to aim for your project ROI target by skimming as much money during PM as they legally can.

For an unrenovated 1+Den/1BA LTR in our section of Northeast though, $1,300-1,400/month is certainly in the ballpark of what I could comfortably get with some very minor improvements to the space between tenants.So all that being said, I think your target of $1,500-1,600/month for your 2BR units would be more than doable. 

Is there anyone they partner with here to put on US MLS, eBay, FB, all the social media sites, craigslist, land watch, land.com, etc.Who is your target buyer? 

She would become my tenant, and I am targeting a 2-bedroom, 2-bath townhome if possible.

I am actually planning now for when my kids are in/through college and I am able to target larger multifamily projects in a wider geograhical area. 

I have seen some realtors who have used marketing targeted to 1031 investors as part of their regular outreach.
