Hi @Jorge Vazquez I agree it was mainly lawsuits, scams and fraud that drove up the rates but how are regular investors and homeowners supposed to absorb these huge increases.

I suppose it could be a first time in history sort of thing but as far as statistics go the market has always recovered and always went up further than ever before.

It's always been risky, you're supposed to have explicit opt-in, but its the absolute best way to get someone to actually read something you send them.

I lined some prospective new tenants kind of took my time, was picky, didn't find the right tenant yet, plus I had to get in there and paint/repair etc  but towards the end of the 60 days I was showing the place to some i thought was gonna fit and lo and behold the tenant calls me the day he suppose to be moved out and told me he changed his mind, going thru personal stuff and wanted to stay.

At ZERO APR (suppose home owner finances it), it would take borrower 75 years to pay off 1 mil debt if they paid in $1100 monthly installments. $1100/mo being the maximum installment they could realistically afford with 35K income.

Here's a summary of their experiences:In Las Vegas, the government pays about 80% of the rent (depending on the tenant's income) and the tenant is supposed to pay the balance.

I suppose we would and should pay as appropriate.
