I never had any issues waiting on paperwork or the bureaucracy side of it like I had been warned about. 

An LLC is not a federal tax structure, it is a State derived structure to limit liability.It is not the change of being an "Inc" to an "LLC" that is triggering the deemed gain that we are warning you of. 

I know for a fact that the required repairs the County will force the landlord to do before they will allow someone to live here will be upwards of $50k.Let my experience be a warning to everyone here.

I do know I have been warned by various mentors not to use the friends and family option when paying contractors for renovations.

(I also had good friends who kept claiming they had “warned” me about the partnerships which strained other friendships as well.)

The website has some warnings, but the Sheriff is selling the properties, so they aren’t necessarily going to give me the straight dope.Not being able to see the inside is tricky.
