Refi’d and cashed out a part of it, put balance in VA loan, left cash sitting until started rehab on a wonderful old home that I am happy with, would never sell, its wonderful and now has all new paint, wood laminate flooring, orig hard wood floors, dishwasher (not operating currently thanks WHirlpool) Made about a dozen offers last year got nowhere so am lurking like a spider!

There will probably be another dead fly in the property -perhaps even a spider - before the lease would conclude and I just don't need to go through all this, especially in such a strong market.

I'm not talking about infestation or anything, I'm talking about common pests that come and go: ants, flies, centipedes, moths, spiders, etc.

There is money coming in monthly that could be transferred, but just want to make sure it gets moved in an appropriate way with the least taxation.I’m aware of the yearly 14,500 gift exemption.Any help in this vein are appreciated (referrals as well)Thanks Tonya

In the vein of preparation, let’s keep the thought experiment going and assume there is flexibility since he is sole owner and broker.  

Or you have the lovely Spider-Man sheets nailed into the woodwork of the kids’ bedrooms.  

Try a couple of Ozone Generators, just make sure the home is empty of all life forms, because it also kills everything inside--people, pets, spiders, etc...And if you are not careful it will remove the paint from the walls.So learn how to use it online--it's not a toy.Good Luck!
