And yes, they will know that you changed the panel, even if you remembered to scuff up the new one a bit.Personally, I'd rather shoot for making $15-20k on a few small flips rather than trying to successfully flip a half-million dollar house in Chesterfield.

New roof, solar lease company to remove the solar system, then replace it.

From it raining a lot the night before the property going active which brought to light foundation issues hidden behind the pre-existing finished basement paneling.

I’ve thought about Property and Casualty or solar or just prospecting more for my company and trying to produce leads. 

I was going to replace with new verticals blinds but am now thinking a curtain rod would be cheaper or panel blinds would be more attractive.  

We just went back with simple fiberglass wall panels and problem solved.  

We also point out air filter locations, main water shutoff, electric panel, GFI's, sprinkler timers, and other mechanical systems. 

I don't know what I don't know of course (prior claims, electrical panel manufacturer, wiring etc.). 

Panelized construction is newer and trusses have been around forever.

Whether the home is 800 or 1200 sf you will still need HVAC, electrical panel, kitchen and baths etc.Be an interesting case study.
