If you have a ton of experience I would say its totally doable but like Aaron mentioned.. grass is always greener.

Out of state investing is doable, I’ve done it.  

That also doesn't jive with the 650 flips over 10yrs.650 over a decade, 65 flips a year, that's a lot, bit it's doable. 20, 30 or 50 flips a month.....Lol, I'd be shocked if I saw anyone come close to that type of volume.

If you would have purchased with financing doable depending on how the numbers look.

But I agree with Grace that self-management is totally do-able and you can decide how much or how little of it you want to do yourself. 

@Andrew Lax, A consolidation 1031 exchange from 15 SF to a larger commercial is actually very doable.
