@Hunter Beckstrom Although I prefer multi family due to scalability and economies of scale I still regularly look at and run numbers single families.

If you're considering investing out of state, my advice is to look for markets with growing economies.

@Jordan D'Silva very difficult to anticipate/predict changes in national and local economies, politics, etc.Detroit has been on a 10 year run, that just seems to be getting better & better overall - but, there have been multiple potholes in the journey and there will be more.

So does everyone else, which means it is false economy to charge damage deposits.  

Each one has different economies. 

Better schools and the economy is backed by the 2nd largest university in the nation along with a growing tech and manufacturing sector. 

It's our entire economy.

These events will shake all sectors of the economy and create pullback by consumers due to fear of the unknown.

It's a great market for short, mid, and long term rentals due to its strong economy and growing population.

Does this hurt or help the economy?
