I know in all my years doing this I learn things each year that I did not know or working in all the different states I do I find it fascinating how real estate on the surface is the same but how we actually transact is so very different in each jurisdiction.

Even if you do paint/stain it, you need to make sure it is clean before doing anything-preparation is everything.Not sure how well paint would stick to those surfaces or wear.

So a sponsor that's great for one investor will probably be terrible for another (and vice versa).I'm a conservative investor, so when I invest in real-estate I prefer sponsors that have at least one full real-estate cycle of experience, little to no money lost, low leverage, and high skin in the game.And there is a multi-family operator that has multiple real estate cycles of experience (decades) and it's track record claims no money lost in that time.

Far fewer disruption to my life, and possibly a little cheaper via economies of scale and lower costs due to not having to move furniture out of the way with every step... so many ways to skin a cat, and they a will work.. just need to decide what works best for me an my situation I guess.

In terms of new construction, a couple things to be aware of in San Luis Obispo County are water shortage issues and development fees/taxes which can significantly increase the building costs.SLO city and the neighboring cities are particularly diligent on their water usage, as most of the county's water supply comes from three surface water reservoirs and a groundwater basin.
