You may not collect anything, but it will sit on his credit report and prevent him from getting a car loan, home loan, or scamming another landlord.

I dont want cash sitting in my bank account earning nothing.

The way things sit today, I am comfortable continuing to holdEven though cash flow is at an all time low, I still believe in RE investing for long hold. 

After I wrote those posts something wasn't sitting right about what I wrote and realized I made some mistakes.  

It is just very overbuilt, and therefore, some properties sit on the market longer than others.

You simply have to have a dedicated account where only those deposit monies sit.  

I talk to many of my lenders who are sitting on tons of garbage inventory they had to take back.

They will also dictate the terms of the loan, how it's filed, qualifications, etc.However, if you mean PML as in your friends/family that have NO experience in real estate and just have money sitting around...then I would certainly to counsel you to lean on some type of mentor or other experienced investor in Houston on what to do. 

But I guess an investor must be willing to sit down as we go over the three ways to protect the money they put in… just stumped is all I’m saying. thanks for the insight!!
