We added a mini split system, new floors throughout, rebuilt the deck, added windows, repaired waste lines, roof, siding, stucco, cleaned up the basement and remodeled the kitchen and bathrooms.

Home is 25 years old and requires a new furnace, A/C, and roof in the next 5 years. 

2/3 of the units are singles/studios, so generally higher turnover, causing higher fees for clean outs and lease ups, etc, etcRecently had to get a "fire rated" door to the roof replaced from some city inspection, the first  bids were $3800-$4500, but with the right contractors and a little of my own time and motivation, i got the job done for less than $1500 and 12 hours of my time, and it had 2x the fire rating than the city required.

 - If you are a good landlord you are helping those who are normally looked down upon and normally have to deal with bad landlords just to have a roof over their head.  

We fixed the roof ,at least I think we did , but will see how it does.

I'd like to pick a good platform and keep everything under one roof - not need multiple tools. 

And most will be able to pay the taxes when they come due, and put on a new roof, and put on a new coat of paint.As well as replace the carpets, cut the grass on a regular basis, replace the windows, reseal the chimneys when the liners crack, etc..It's unlikely that that these homes will fall into the slum category in 10 years or so, and make the asset underlying the loan virtually worthless.Or just vanish when the place starts to fall apart too much, due to no down-payment (no skin in the game 100% loans).Said the lawmakers who approved this.

External is usually where they want to approve the color of the house, types of materials, roofing, landscaping, driveway condition, etc.
